How to obtain a real estate license

QUALIFICATIONS:

• Be at least 18 years old.
• Have a high school diploma, GED, or international equivalent.

LICENSING STEPS:

• Register for an account in eLicense, the Oregon Real Estate Agency's online license management system.
• Apply for a broker license and pay the $300 nonrefundable application fee in eLicense. When the application is processed, you will receive an Applicant ID number by email.
• Complete 150 hours of required broker pre-license education from an Agency approved real estate school.
• Schedule and pay for license exam online or at (833) 892-5441 with PSI, the Agency's testing service provider. 
• Pass both sections of the broker license exam.*
• Pay and get fingerprinted for the required background check while at a PSI test center.*

*Please note: License exam scores and background check clearances are each good for one year.  The Agency can only issue a license while the relevant scores and background check clearance are valid.

A LICENSE IS ISSUED WHEN:

• Your background check clears,
• Your new principal broker adds your pending license into the business, and 
• The Agency completes a final review of your application. 

You will receive an email when your license is issued.

Please note: Your license expiration date is determined by the month of your birthday. This means your first license period will most likely be less than 24 months, but no less than 13 months. Subsequent license periods will be for 24 months.

REQUIREMENTS:

To qualify for a license, you must:

• Be at least 18 years old.
• Have a high school diploma or equivalent.
• Complete 90 hours of approved real estate education including a 60-hour course in Real Estate Fundamentals and a 30-hour course in Real Estate Practices.
• Complete your educaation within 2 years before applying for the broker's exam. 
• Pass the broker's state and national exams.

REGISTER AS A STUDENT:

Register as a student with PSI Testing Excellence, the WA Department of Licensing testing vendor, after starting but before completing your education. Your school must electronically submit your course completions to PSI to complete your registration. 

TAKE YOUR EXAM:

Schedule your exams online or by calling (855) 746-8168.

• You must pass both the state and national exams within 6 months of each other or you will have to retake both exams.
• Don't apply for a license before you receive notification from the WA Department of Licensing that they have received your exam results. 
• You must apply for your license within 1 year of passing the exams.

SUBMIT YOUR FINGERPRINTS:

Submit your fingerprints for state and national background checks.

• Submit your application online. You'll receive your license faster by applying and paying online.
